Fee Schedule
This page sets out every charge you may incur through the Assukna platform (the “Platform”, operated by Assukna Real Estate Lebanon SARL). It exists so that no fee reaches you for the first time at checkout. It supplements section 7 of our Terms of Service.
1. The principle
We charge only fees that are written on this page or shown on a specific project page before you commit. If a charge is not disclosed to you in advance, we do not make it. Fee changes take effect prospectively only: a change never applies retroactively to an investment you have already made, nor to a project already funded on previously published terms.
2. What you pay today
Nothing is deducted from your wallet when you deposit, invest, or receive a distribution. Both of our charges sit inside the project rather than being taken off your balance: the platform fee is part of what each project raises (section 3), and the profit share comes out of a project’s profit before it is distributed (section 4). One withdrawal charge is the single exception, and it applies only to money that was never invested.

3. Costs built into a project’s raise
The funding target shown on a project page is the all-in capital required to acquire and prepare that property. It is not the purchase price alone. It includes, as applicable to that project:
- the purchase price of the property;
- renovation, furnishing, and preparation costs;
- registration and transfer duties, notary and Land Registry costs;
- legal, valuation, and due-diligence costs for that acquisition;
- a working-capital reserve, where the project provides for one;
- for a build project, development supervision at a published rate — the work of running the construction. This may be performed by Assukna or by an independent project manager; the rate is the same either way, and each project page states who is performing it;
- Assukna’s platform fee of 2.5% of the raise. Of that 2.5%, approximately one percentage point is the payment-processing cost we absorb on investors’ deposits (section 5); the remainder covers sourcing, due diligence, structuring, and administering the project.
The practical effect is that these costs are borne by the project and therefore by all investors in proportion to their share — rather than being added on top of what you pay. Because they sit inside the raise, they reduce the return on your capital exactly as an explicit fee would. Each project page states the breakdown for that project, and any expected yield shown is stated after these costs.
4. How Assukna makes money
You should be able to answer this without asking, so here it is plainly.
Assukna earns in two ways, and no others.
- The platform fee — 2.5% of what a project raises, earned when the project is fully funded, and included in the cost breakdown published on that project’s page before you commit. About one percentage point of it goes straight back out as the payment-processing cost we absorb.
- The profit share — 20% of a project’s profit, taken only from profit and only once there is profit. Investors receive the other 80%.
On a build project, the development supervision described in section 3 may be performed by Assukna rather than by an independent project manager, in which case that cost is also income to us. The rate is identical either way, is published on the project page, and does not change according to who does the work.
Where a project makes no profit, our profit share is nil. We take no fee from your wallet on depositing, investing, or receiving a distribution; no commission on your investment; no margin on currency conversion; no exit or disposal fee; no annual fee; and no rebate or commission from any payment processor, bank, agent, valuer, or contractor we engage. If that changes, this page changes first.
What this means when a project loses money. Our profit share falls to zero, but the platform fee was already earned when the project funded. So a loss costs you and does not cost us the fee. We think that is defensible — the fee paid for work that was genuinely done, before any outcome was known — but you should know it rather than discover it, so it is stated here and on every project page.
The conflict this creates. Because our costs sit inside the amount a project raises, a larger raise earns us more. That is a real conflict between our interest and yours, and section 17 of our Terms of Service describes how we manage it. Two things constrain it in practice: the breakdown for each project is published on its project page before you commit, and any expected yield we show is stated after these costs, so a bigger raise reduces the headline return we are advertising rather than hiding inside it.
We are a young company that has not yet completed a project or a financial year, so there is no audited account to check this against. That gap, and what we intend to do about it, is set out in the Trust & Legal Centre.
5. Third-party costs we do not control
Some costs are charged by other companies, not by us. We do not receive any part of them and we cannot waive them.
- Card and payment processing. Our payment processor charges us a fee on your deposit. We absorb it: deposit $1,000 and $1,000 is credited to your wallet. We recover that cost inside the platform fee described in section 3, not from you at the point of deposit. The one exception is the 1% charge on withdrawing money you never invested — that recovers the same processing cost from money that entered and left without funding anything, and it never applies once you have invested. Your own bank or card issuer may separately apply a currency-conversion margin, which we neither receive nor control.
- Bank transfers and withdrawals. Your bank, any intermediary or correspondent bank, and the receiving bank may each deduct charges from a transfer. Cross-border transfers commonly lose value this way.
- Currency conversion. The Platform’s ledger currency is the US dollar. Amounts displayed in another currency are for information only and use an indicative rate. Any actual conversion happens at your bank or the processor, at their rate.
6. Property-level operating costs
A property carries running costs throughout its life — municipal and built property taxes, insurance, maintenance and repairs, utilities where not borne by a tenant, building or common charges, and letting or property-management costs. These are paid out of the property’s income before anything is distributed. Distributions to investors are therefore net of these costs, and a period of unusually high costs can reduce or eliminate a distribution. See our Risk Disclosure.
7. Taxes
Lebanese taxes arising on a property and on the company — including built property tax and tax on rental income — are settled at the level of the entity that holds the property, before distribution. Any tax arising for you personally, in Lebanon or in your country of residence, is your own responsibility. We do not withhold tax on your behalf and we do not provide tax advice.
8. Fees we do not charge
- No fee to open, hold, or close an account.
- No subscription or membership fee.
- No inactivity or dormancy fee.
- No fee for identity verification, including repeat verification.
- No commission or spread on referral or promotional rewards — see Referral & Rewards Terms.
- No charge for viewing projects, documents, or your portfolio.
- No exit or disposal fee when a project is sold.
- No annual or ongoing management fee.
- No charge of any kind on your capital, and nothing payable if a project loses money.
- No fee when a raise fails — your money returns to your wallet in full.
9. Changes to this schedule
We may revise this schedule. A revision is published here with a new “last updated” date and, where the change is material, notified to registered users. A new or increased fee applies only to activity after it takes effect. Fees agreed for a project at the time you invested continue to govern that investment for its life.
