The two certificates below are the originals issued to us — the registration numbers on this page are printed on those documents, and you can verify them against the public register yourself.

Regulatory status — please read this

Assukna is a registered Lebanese company. It is not licensed or supervised by a financial regulator.

On this we would rather be exact than reassuring. Assukna Real Estate Lebanon SARL is properly incorporated and registered, and it is registered for real estate development, brokerage, contracting, real estate consultancy and the operation of digital platforms. It does not hold — and has not applied for — a banking, securities, investment-services, fund-management or crowdfunding licence in Lebanon or anywhere else.

Our registered corporate object, as filed with the Commercial Register, expressly excludes financial works and services. That is a deliberate limit, not an oversight: Assukna organises and manages property projects and the ownership shares in them. It does not take deposits, does not offer banking, and does not provide investment advice.

The practical consequence for you: there is no financial regulator supervising this platform, no statutory investor-compensation scheme standing behind your money, and no deposit guarantee. Any protection you have comes from company law, the contract you sign, and the controls described on this page — not from a regulator. If a platform tells you otherwise about investing in Lebanon, ask to see the licence.

What does stand behind your investment

How ownership actually works

Ownership on Assukna is registered, recorded in your name, and written down. Here is exactly how the structure works.

What you are buying

A project is divided into shares of a fixed size. Your contribution buys a defined number of those shares in one specific project — not a stake in Assukna itself, and not a pooled fund spread across everything on the platform.

Recorded against your name

Every investment is recorded in your name with the amount, the number of shares, the price per share, the date and the intended term. It is visible in your portfolio at any time, and it does not depend on you keeping your own paperwork.

Who holds the property

The property itself is acquired and held by the registered company, whose corporate object expressly covers owning, developing, renovating and selling real estate in Lebanon. It is not held personally by any founder.

How you are paid

Proceeds — a share of profit on sale, or periodic income for projects that run for years — are distributed to your Assukna wallet. Every distribution is recorded against the project and against your holding, and you can withdraw from your wallet.

A written investment agreement for every project

No project opens for investment without a written agreement governing it. The agreement sets out what you are acquiring, the number and price of your shares, the intended term, how and when you are paid, and what happens on a sale. Because the terms differ from one property to the next, each agreement is published on that project's own listing rather than as a generic document here — you read the agreement for the specific project, in full, before you commit a single dollar to it.

Where your money actually goes

You should be able to follow your money from the moment it leaves your hands to the moment it comes back. This is the full path.

    You fund your Assukna wallet by paying us directly — through Whish Money, or by transfer to our account. You enter your name and the email registered here with the payment, which is how we match it to your account. Your deposit is credited in full: Assukna absorbs the transfer charge rather than passing it on to you.

    Because the payment reaches us outside this platform, we confirm it before your wallet moves: it is matched against the provider's own record of it, then credited. That check is done by hand and normally takes a few hours during working hours — your deposit shows as pending until it is done. Every payment carries a reference, and a reference that has already been credited cannot be credited again.

  3. 3

    When you commit to a project, the amount leaves your wallet and is held against that project. No project starts until its target is fully funded — if a raise misses its deadline, every committed amount returns to your wallet in full, with no charge. Your wallet balance and every transaction against it are visible to you at all times.

  4. 4

    Distributions and returns are paid back into your wallet, from which you can request a withdrawal.

How you can pay today

Whish Money and bank transfer. Both are paid by you directly, so your payment details are entered with Whish or your own bank and never reach Assukna's servers or database. Because the money arrives outside this platform, we confirm each payment before crediting your wallet — a deposit is not instant.

Card payments — being added

Card is not available yet; it is waiting on the provider's approval. It will be listed here, with its own instructions and processing times, once it is live.

Your uninvested balance is not ours to use

Investor funds and Assukna's own money are tracked separately in our books. Money in your wallet that you have not committed to a project is not treated as ours: we do not use it, lend it, invest it, or pledge it as security for any borrowing of ours. Where Assukna borrows, it borrows against the business, never against investor balances.

Two charges, and nothing on a loss

A 2.5% platform fee inside each project's raise, and 20% of a project's profit. There is no exit fee, no annual fee, and no charge on your capital. If a project makes no profit, our profit share is nil — though the platform fee was already earned when the project funded, which we state plainly rather than leave to be discovered.

How Assukna makes money

Identity checks and anti-money-laundering

Every Assukna account must pass identity verification before it can deposit money or invest. This protects you as much as it protects the platform — it is what makes it possible to say that the other investors in your project are real, identified people.

Verification is carried out by Sumsub, a specialist identity-verification provider used by regulated financial institutions. You submit your identity document and a liveness check directly to them; Assukna receives the verification result, not a copy of your raw documents lying around in our systems.

Verification gates both directions: an unverified account cannot deposit funds and cannot invest in a project. Withdrawals are reviewed before they are released. We screen for sanctions and politically exposed persons, and we may ask about source of funds for larger amounts.

You should know who you are dealing with. The partners below are the registered partners of the company, named on the public filing at the Beirut Commercial Register — this is verifiable, not a marketing page.

Both partners are named in the company's registration filing with the Beirut Commercial Register, which is a public record you can check independently.

Project financials and transparency

Transparency on Assukna is at the level of the project you actually put money into, not at the level of the company. We do not publish company-wide financial statements or a company audit, and we are not going to imply that we do.

What we do publish, to the investors in a project, is that project's own complete financial picture: what was raised, what the property cost, what was spent and on what, the fees taken and by whom, what was distributed, and what remains. Reporting continues for the life of the project, not only at the end.

Any figure in a project's reporting is one you can ask us to evidence. If a cost or a distribution in your project does not look right to you, write to us and we will show you the underlying documentation for it.

Selling your share early

There is no secondary market on Assukna, and no guarantee that one will exist.

You should assume that your money is committed for the full term of the project and plan accordingly — invest only amounts you will not need back in a hurry. If we build a transfer or resale mechanism, it will be described here and in the project terms, with its costs and its limits stated plainly. Until then, treat these investments as illiquid.

Come and see it for yourself

The projects are real places with real addresses, and you are welcome at them. Nothing on a screen is as convincing as standing on the site.

Investors in a project can arrange to visit its site and see the property and the work in progress for themselves. For anyone considering an investment, each project listing carries its location, photographs and progress updates, and we will answer specific questions about a site directly. If you are travelling to Lebanon and want to see a project while you are there, tell us in advance and we will arrange it.

Visiting is access, not control

Be clear about what a visit does and does not give you. You are welcome to inspect the property and ask us anything about it, but investing does not give you any control over the project or any say in how it is run. There is no vote and no approval right — not over the contractor, the specification, the budget, the timing, the asking price or the decision to sell. Those decisions are made by Assukna as the company that owns and manages the project, within the terms of that project's investment agreement. What you are entitled to is your share of the proceeds and full reporting on what was done with the money.

Arrange a site visit

Platform security

A full-surface security review of the platform was completed in July 2026, covering authentication, all API routes, authorisation, injection, payment flows and dependencies. Its overall verdict was strong. These are the specific measures in place today.

Password protection

Passwords are hashed with PBKDF2-SHA256 at 600,000 iterations with a per-user salt, and compared in constant time. We cannot read your password, and neither can anyone who obtained a copy of the database.

Two-factor authentication

Optional TOTP two-factor authentication with single-use recovery codes. We recommend turning it on from your profile as soon as you register.

A deposit is credited once, and only once

Before your wallet moves, a payment is matched to its reference in the provider's own record. The platform then refuses to credit that same reference a second time, and refuses to credit a deposit at all without one — so a payment cannot be counted twice through a repeated confirmation, a duplicate submission, or an error on our side.

Database and injection safety

All database access is fully parameterised, and every request is authorised against a live check of your account rather than a token that might be out of date — so a suspended or downgraded account loses access immediately.

Transport and browser hardening

Strict transport security with preload, an enforced content security policy with violation reporting, clickjacking and MIME-sniffing protection, and session cookies that JavaScript cannot read.
